We’re pleased to share that we’ve once again passed our annual NICEIC assessment, a key milestone that reflects our ongoing commitment to safe, compliant, and high-quality electrical work.

The NICEIC (National Inspection Council for Electrical Installation Contracting) is the UK’s leading certification body for electrical contractors, and being part of their Approved Contractor Scheme means our work is independently assessed to ensure it meets the latest industry regulations and best practices.

The assessment process is thorough and covers both our technical work and business processes. It typically includes a review of our recent electrical installation projects, on-site inspections to verify compliance with BS 7671 (IET Wiring Regulations), and checks on documentation, risk assessments, test certification, and record keeping. Our quality assurance systems, training records, and insurance arrangements are also reviewed to ensure we’re delivering consistently safe and competent services.

For clients, our continued NICEIC Approved Contractor status offers peace of mind. It demonstrates that all work is carried out by qualified, competent engineers, installations meet the highest standards of safety and compliance, and there is a clear complaints procedure and warranty support through the NICEIC if ever needed. It’s a trusted badge that shows we take our responsibilities seriously, whether we’re working on a large commercial project or delivering smaller-scale domestic or remedial works.

Internally, the annual assessment is more than a box-ticking exercise. It’s a chance to reflect, continuously improve, and recognise the professionalism and dedication of our team. We’re proud that our engineers maintain such high standards in both technical delivery and documentation, and that our office support team plays a key role in keeping everything running smoothly behind the scenes.

As part of our ongoing commitment to quality and compliance, we are currently approved under several NICEIC schemes: Approved Contractor, Domestic Installer, Competent Person Scheme, MCS Contractor, and Portable Appliance Testing (PAT). These accreditations allow us to deliver a wide range of electrical and renewable services to both domestic and commercial clients.

Passing the NICEIC assessment also forms a key part of our annual compliance and standards audit for the Electrical Contractors’ Association (ECA). As ECA members, we are committed to upholding the highest levels of technical competence, business integrity, and health and safety performance.

A big thank you to everyone involved in this year’s successful outcome, and to our NICEIC assessor for their professional and constructive approach. If you’re looking for a reliable, fully certified electrical contractor, we’d love to hear from you.

Theme: ‘Resilience in Action: Thriving in a World of Change’

At BSE|FM, we’re proud to celebrate World Facilities Management Day 2025, a day dedicated to recognising the unsung heroes who keep the buildings and spaces we rely on running smoothly and safely every single day.

If a facility manager is doing their job right, you may never even notice them, and that’s exactly the point. From ensuring that washroom facilities are spotless and functioning, to managing complex systems like lighting, security, and traffic flow in busy locations, facility managers are the quiet force behind the comfort, safety, and efficiency of our built environments.

Make no mistake, they are not just the maintenance crew or the cleaners. Facility managers are the coordinators who bring together teams across operations, security, maintenance, and compliance. Whether it’s updating a CCTV system, preparing for high footfall during peak shopping hours, or adapting to regulatory changes, they plan, adapt, and lead from behind the scenes to make sure everything stays in balance.

This year’s theme, “Resilience in Action: Thriving in a World of Change,” highlights the critical role facilities management professionals play in helping businesses and public spaces navigate uncertainty and transformation. From evolving technology to sustainability challenges and shifting workplace needs, FM professionals are at the forefront of ensuring that organisations not only endure change but thrive through it.

At BSE|FM, we see first-hand the dedication and expertise that our FM teams bring to every project. Whether it’s a commercial office block, a healthcare facility, or a retail environment, our team is committed to delivering seamless operations, strategic foresight, and a commitment to continuous improvement.

So today, we take a moment to say thank you. To the facility managers across the UK and beyond, your tireless work doesn’t go unnoticed, even if it often goes unseen.

Happy World Facilities Management Day!

In the realm of facilities management, the debate between Planned Preventive Maintenance (PPM) and Reactive Maintenance is ongoing. However, for facilities such as hotels, schools, and healthcare settings, the benefits of adopting a PPM strategy far outweigh the costs and disruptions associated with a reactive approach.

Understanding Planned Preventive Maintenance

Planned Preventive Maintenance (PPM) involves regularly scheduled inspections, servicing, and repairs of equipment and systems to prevent potential issues before they become major problems. This proactive approach ensures that assets are maintained in optimal condition, reducing the likelihood of unexpected failures.

The Drawbacks of Reactive Maintenance

Reactive Maintenance, on the other hand, involves addressing problems only when they arise. While this approach may seem cost-effective in the short term, it often leads to increased downtime, higher repair costs, and significant disruption to operations.

Costs and Disruptions in Different Settings

Hotels – Costs: In the hospitality industry, equipment failures can lead to substantial financial losses. For example, a malfunctioning HVAC system during peak season can drive guests away, resulting in lost revenue and potential damage to the hotel’s reputation. The cost of emergency repairs is typically higher due to the urgency and the need for specialised parts and labour. Disruptions: Hotels thrive on providing a seamless guest experience. Reactive maintenance can lead to significant disruptions, such as out-of-order rooms, compromised amenities, and a decline in guest satisfaction. Planned Preventive Maintenance, however, ensures that all systems are regularly checked and maintained, minimising the risk of unexpected breakdowns and ensuring a smooth operation.

Schools – Costs: Schools operate on tight budgets, and unexpected maintenance issues can cause a strain on financial resources. Reactive maintenance can lead to high repair costs, especially if problems escalate due to delayed attention. For example, a minor leak left unchecked can cause extensive water damage, necessitating costly repairs. Disruptions: Maintenance issues in schools can disrupt the learning environment, leading to cancelled classes or the need for temporary relocation of students. PPM ensures that potential problems are identified and addressed during scheduled maintenance periods, minimising disruptions to the academic schedule and maintaining a safe and conducive learning environment.

Healthcare Settings – Costs: In healthcare settings, the stakes are incredibly high. Equipment failures can not only be costly but also life-threatening. Reactive maintenance can lead to exorbitant repair costs and the need for immediate, often expensive, solutions. PPM, by contrast, helps keep critical medical equipment and infrastructure in optimal condition, reducing the likelihood of costly emergencies. Disruptions: The impact of maintenance issues in healthcare facilities can be profound. Reactive maintenance can lead to the temporary closure of treatment rooms or wards, delayed procedures, and compromised patient care. With PPM, regular inspections and maintenance ensure that all systems and equipment are functioning correctly, thus reducing the risk of unexpected failures and ensuring continuity of care.

The Comprehensive Benefits of PPM

Cost Savings – While PPM may require an initial investment in terms of time and resources, it results in significant long-term savings. Regular maintenance helps identify and resolve issues before they escalate, reducing the need for expensive emergency repairs. Additionally, well-maintained equipment tends to have a longer lifespan, further reducing costs associated with replacements.

Minimising Disruptions – PPM allows for maintenance tasks to be scheduled at convenient times, minimising disruption to operations. This is particularly important in settings like hotels, schools, and healthcare facilities where continuity is crucial. By planning maintenance activities, facilities can ensure that they do not interfere with critical operations or services.

Enhancing Safety and Compliance – Regular maintenance ensures that all systems and equipment meet safety standards and comply with relevant regulations. This is particularly important in healthcare settings where equipment failure can have life-threatening consequences. PPM helps maintain a safe environment for guests, students, staff, and patients alike.

Improving Efficiency and Performance – Well-maintained equipment operates more efficiently, leading to energy savings and improved performance. For hotels, this can mean better guest comfort and satisfaction. In schools, it can create a more conducive learning environment, and in healthcare settings, it ensures that critical medical equipment is always ready for use.

For facilities managers in hotels, schools, and healthcare settings, the benefits of Planned Preventive Maintenance are clear. By investing in a proactive maintenance strategy, facilities can reduce costs, minimise disruptions, enhance safety, and improve overall efficiency. While Reactive Maintenance may seem like a viable short-term solution, the long-term benefits of PPM make it the superior choice for maintaining the smooth operation and integrity of any facility. At BSE|FM, we always promote the benefits of preventive maintenance, a view that is shared by our portfolio of clients who have appointed us as their trusted maintenance contractor.

Important Changes Effective from July 2024
The British Standards Institution (BSI) has introduced the 3rd Amendment to the BS 7671 Wiring Regulations, which will come into effect on 1st July 2024. This crucial update includes significant changes aimed at enhancing safety, efficiency, and sustainability in electrical installations. As a leading facilities management company, BSE|FM are committed to keeping our clients informed about these important regulatory changes and ensuring compliance across all managed buildings and properties.

Key Changes in the 3rd Amendment – The 3rd Amendment to the BS 7671 Wiring Regulations brings several pivotal updates. Here are the main points:
Arc Fault Detection Devices (AFDDs) – Requirement: AFDDs are now mandated for all circuits supplying socket outlets in residential premises. This requirement extends to all new installations, additions, and alterations to existing installations. Purpose: AFDDs are designed to mitigate the risk of electrical fires caused by arc faults, significantly enhancing the safety of electrical systems in residential buildings.
Protection Against Overvoltage – Update: The regulations now require overvoltage protection for all electrical installations where the consequence of an overvoltage could result in serious injury to individuals, interruption to public services, or significant financial or data loss. Implementation: This measure necessitates the installation of surge protection devices (SPDs) in both new and existing systems during major upgrades.
Cable Support in Escape Routes – Amendment: The updated regulations enforce stricter requirements for the support of wiring systems in escape routes. Cables must be supported in a way that prevents their premature collapse in the event of a fire, ensuring safe evacuation routes. Materials: The use of fire-resistant fixings and supports is now mandatory to comply with this regulation.
Energy Efficiency – New Section: A new section on energy efficiency has been introduced, emphasising the importance of designing electrical installations with energy efficiency in mind. This includes guidelines on the selection of energy-efficient equipment and the implementation of energy-saving measures. Objective: This addition aims to reduce the carbon footprint of buildings and support the UK’s sustainability goals.
