Reliable connectivity is now as critical to commercial buildings as power, heating or water. From conference venues and hotels to offices and healthcare facilities, modern buildings depend on robust Wi-Fi infrastructure to support thousands of connected devices, cloud-based systems and real-time communication.

Delivering that level of connectivity requires more than just installing wireless equipment. It demands coordinated building services expertise to ensure power distribution, containment, installation quality and long-term reliability all meet the demands of high-performance networks. At BSE|FM, we regularly work alongside specialist IT contractors to deliver the physical infrastructure that supports modern wireless networks in complex commercial environments.

The Infrastructure Behind Reliable Connectivity

While Wi-Fi networks are often viewed as an IT function, the success of any large-scale deployment relies heavily on the supporting electrical and building services infrastructure. Access points require carefully planned installation to ensure:

Safe and reliable electrical supplies

Proper containment and cable routing

Correct positioning to maintain signal coverage

Integration with existing building services and ceiling systems

Long-term accessibility for maintenance and upgrades

Poor installation practices can lead to power issues, interference, limited coverage and future maintenance challenges. By combining electrical expertise with an understanding of commercial building environments, installation teams can ensure wireless infrastructure performs as intended.

Case Study: ExCeL London – Phase 3 Expansion

At ExCeL London, one of the UK’s leading exhibition and convention centres, reliable connectivity is essential. Major international events, conferences and exhibitions depend on consistent network performance to support thousands of visitors and exhibitors simultaneously.

During the Phase 3 extension of the venue, BSE|FM supported the client’s IT contractor with the installation of 300 Wi-Fi access points throughout the new areas of the building.

Working within a large and operational event venue required precise coordination with multiple trades and contractors. Our role focused on delivering the supporting infrastructure, including power supplies, containment and installation support to ensure each access point was correctly positioned and safely powered. The result was a high-capacity wireless network ready to support the demands of modern events and large-scale digital connectivity.

Supporting Ongoing Network Upgrades

As technology evolves, network infrastructure must evolve with it. Higher device densities, faster data speeds and increasing digital demands require regular upgrades to wireless hardware and supporting systems. We are currently back at ExCeL London supporting a building-wide Wi-Fi upgrade programme, installing new electrical power supplies for upgraded network equipment across the entire venue. Projects like this highlight an important reality of modern buildings: connectivity infrastructure must be scalable and adaptable to future technology improvements.

Engineering Support for Connected Workspaces

From large venues to commercial offices and hospitality environments, reliable wireless connectivity now underpins day-to-day operations. At BSE|FM, our role is to ensure the building services infrastructure supporting these systems is designed and installed to the same high standards as any other critical service.

By working closely with IT specialists, contractors and facilities teams, we deliver the electrical and mechanical support systems that enable modern connected buildings to operate reliably.

Because in today’s commercial environments, strong connectivity isn’t just an IT requirement; it’s essential building infrastructure.

In commercial environments, heating, ventilation and air conditioning (HVAC) systems work harder than most building services. From busy restaurant kitchens to healthcare facilities that require tightly controlled environments, HVAC infrastructure is under constant demand. Without a structured preventative maintenance strategy, even the most well-designed systems will experience reduced efficiency, operational failure and rising repair costs; all which come with associated expense.

At BSE|FM, we design, install and maintain building services for the commercial sector across the UK. One of the most common issues we see in restaurants, leisure & hotel environments, healthcare facilities and educational buildings is that systems are often only addressed once something goes wrong. By that point, inefficiency has usually been developing for a significant period of time. Preventative maintenance changes that entirely.

Why Preventative Maintenance Matters

HVAC systems are complex systems of mechanical, electrical and control components working together. Compressors, fans, pumps, valves, sensors, filters and heat exchangers all operate in cycles, often 24/7 in commercial buildings. Over time, wear, contamination and minor calibration issues accumulate. Routine inspection and servicing allow engineers to identify early indicators of problems such as:

Reduced airflow due to blocked filters or duct restrictions

Declining heat exchange efficiency from coil fouling

Refrigerant pressure irregularities, indicating leaks or charge imbalance

Pump or fan bearing wear

Control system drift, affecting temperature stability and energy consumption

Addressing these issues early dramatically extends equipment lifespan while maintaining optimal system performance in critical 24/7 environments.

Restaurants: High Load, High Risk – Restaurant environments are among the most demanding for HVAC systems. Extraction systems operate continuously, grease accumulation affects airflow and temperature fluctuations between kitchens and dining areas create significant load variations. Preventative maintenance in these environments typically includes:

Regular cleaning of coils, filters and extraction components

Checking fan motor performance and belt tension

Inspecting dampers and airflow balancing

Monitoring refrigeration pressures and condenser efficiency

Without this level of care, systems quickly lose efficiency and can begin to fail during peak service hours; exactly when businesses rely on them most.

Leisure and Hotels: Comfort is Everything – In leisure centres and hotels, HVAC performance directly impacts guest experience. Poor temperature control, inconsistent ventilation or excessive noise from plant equipment can quickly damage reputation. Preventative maintenance programmes ensure:

Air handling units maintain correct airflow rates

Variable speed drives operate efficiently under fluctuating occupancy

Chillers and boilers maintain optimal operating parameters

BMS control strategies remain correctly calibrated

Regular servicing not only prevents breakdowns but also maintains energy efficiency, a key concern for hospitality operators managing large facilities.

Healthcare: Reliability is Non-Negotiable – Healthcare environments demand absolute reliability. From treatment rooms to patient wards, temperature, humidity and air quality must remain stable at all times. Preventative maintenance focuses on:

Verification of filtration performance and airflow rates

Inspection of critical redundancy systems

Calibration of sensors and environmental controls

Monitoring plant performance trends through building management systems

Routine back-up generator servicing

A proactive maintenance strategy ensures compliance, patient safety and uninterrupted operation & service continuity and tangible actions, of essential facilities; this can lead to better CQC inspection outcomes.

Education Facilities: Long-Term Asset Protection – Schools, colleges and universities often operate large estates with ageing infrastructure. HVAC systems may serve classrooms, laboratories, sports facilities and communal spaces simultaneously. Preventative maintenance helps facilities teams:

Maintain indoor air quality for healthy learning environments

Reduce energy consumption across large building portfolios

Avoid costly reactive repairs during academic term times

Extend the lifecycle of legacy plant equipment

Planned maintenance allows institutions to protect capital investments while maintaining reliable comfort for students and staff.

The Engineering Approach – At BSE|FM, preventative maintenance is not simply a checklist of routine tasks. It is an engineering-led process that combines:

Planned inspection schedules

Performance monitoring

Condition-based servicing

Data-driven system optimisation

By analysing system behaviour over time, we can identify inefficiencies, adjust operating parameters and recommend upgrades that improve reliability and extend equipment life.

Long-Term Value for Commercial Buildings – The reality is simple: well-maintained HVAC systems last significantly longer. Compressors, pumps, fans and control equipment all benefit from early intervention, proper cleaning and precise calibration. For commercial building operators, this translates into:

Reduced downtime

Lower energy costs

Extended equipment lifespan

Improved occupant comfort

Predictable maintenance budgets

Preventative maintenance is not an optional extra; it is essential asset management.

At BSE|FM, we combine technical expertise with practical industry experience to keep commercial HVAC systems operating at their best for longer. Whether supporting restaurants, leisure & hospitality venues, healthcare facilities or education estates, our approach ensures building services remain efficient, reliable and ready for the demands of modern commercial environments.

In the modern era, energy efficiency and renewable energy are not just buzzwords – they are essential components of effective facilities management. For UK facilities management and installation contractors, the drive towards sustainability presents a golden opportunity to lead the charge in reducing energy consumption and environmental impact while achieving significant cost savings. This article delves into the importance of conducting energy audits, explores various renewable energy solutions, and highlights the benefits of upgrading to energy-efficient lighting and HVAC systems.

The Importance of Energy Audits

Conducting an energy audit is the first crucial step towards improving energy efficiency. An energy audit involves a thorough examination of a facility’s energy use, identifying areas where energy is being wasted and recommending measures to enhance efficiency. The benefits of Energy Audits include:

Cost Savings – Energy audits can pinpoint inefficiencies and suggest corrective measures that lead to substantial savings on energy bills. By identifying and rectifying energy wastage, facilities can lower their operating costs significantly.

Improved Performance – Understanding energy consumption patterns allows for better management of energy use, resulting in improved performance of systems and equipment.

Environmental Impact – Reducing energy consumption decreases the carbon footprint of a facility, contributing to environmental sustainability and compliance with environmental regulations.

Enhanced Comfort and Productivity – Optimising energy use can lead to better climate control and lighting, enhancing the comfort and productivity of occupants.

Renewable Energy Solutions for Facilities

Transitioning to renewable energy sources is a pivotal move towards sustainability. Several renewable energy solutions can be implemented in facilities management to reduce reliance on fossil fuels and lower energy costs, including:

Solar Power – Solar panels can be installed on rooftops or other available spaces to harness solar energy. This renewable energy source is abundant and can significantly reduce electricity bills and demand on the grid. In addition, government incentives and grants can offset initial installation costs, making solar power a viable long-term investment.

Wind Energy – For facilities with sufficient space and favourable wind conditions, small-scale wind turbines can provide a substantial amount of renewable energy. Wind energy is a reliable and cost-effective solution that complements other renewable sources.

Biomass Energy – Biomass energy utilises organic materials such as wood chips, agricultural waste, and other biodegradable materials to produce heat and electricity. Biomass systems can be particularly effective in facilities with access to a consistent supply of organic waste.

Geothermal Energy – Geothermal systems use the earth’s natural heat to provide heating and cooling. This solution is highly efficient and can drastically reduce energy consumption for climate control in facilities.

Energy-Efficient Lighting Solutions – Lighting accounts for a significant portion of energy consumption in facilities. Upgrading to energy-efficient lighting systems is one of the simplest and most effective ways to improve energy efficiency.

LED Lighting – Light Emitting Diode (LED) lighting is far more energy-efficient than traditional incandescent or fluorescent lighting. LEDs use less electricity, have a longer lifespan, and provide better light quality. Upgrading to LED lighting can lead to immediate energy savings and reduced maintenance costs.

Smart Lighting Controls – Implementing smart lighting controls, such as motion sensors and dimmers, can further enhance energy efficiency. These controls ensure that lights are only used when needed and adjust lighting levels based on occupancy and natural light availability.

Energy-Efficient HVAC Systems – Heating, ventilation, and air conditioning (HVAC) systems are major energy consumers in facilities. Upgrading to energy-efficient HVAC systems can yield significant benefits.

High-Efficiency HVAC Units – Modern high-efficiency HVAC units consume less energy while providing superior climate control. These systems often come with advanced features such as variable speed motors and smart thermostats, which further optimise energy use.

Regular Maintenance – Regular maintenance of HVAC systems is crucial to ensure they operate at peak efficiency. Cleaning filters, checking for leaks, and ensuring proper insulation can prevent energy wastage and prolong the lifespan of the equipment.

Benefits of Upgrading to Energy-Efficient Systems

Cost Reduction – Upgrading to energy-efficient lighting and HVAC systems can lead to substantial reductions in energy bills. The savings on operating costs can quickly offset the initial investment in new equipment.

Enhanced Comfort – Energy-efficient systems provide more consistent and reliable performance, ensuring optimal comfort for building occupants. Better temperature control and lighting quality can improve the overall environment within the facility.

Increased Property Value – Energy-efficient upgrades can increase the value of a property. Facilities with modern, efficient systems are more attractive to potential buyers or tenants, who are increasingly prioritising sustainability.

Environmental Benefits – Reducing energy consumption lowers greenhouse gas emissions, contributing to a cleaner environment. Energy-efficient systems also often have a smaller environmental footprint in terms of production and disposal.

For BSE|FM facilities management and installation contractors, prioritising energy efficiency and renewable energy solutions is a strategic move that offers our clients numerous benefits. Conducting energy audits, implementing renewable energy systems, and upgrading to energy-efficient lighting and HVAC systems can lead to significant cost savings, improved performance, and a reduced environmental impact.

In the realm of facilities management, the debate between Planned Preventive Maintenance (PPM) and Reactive Maintenance is ongoing. However, for facilities such as hotels, schools, and healthcare settings, the benefits of adopting a PPM strategy far outweigh the costs and disruptions associated with a reactive approach.

Understanding Planned Preventive Maintenance

Planned Preventive Maintenance (PPM) involves regularly scheduled inspections, servicing, and repairs of equipment and systems to prevent potential issues before they become major problems. This proactive approach ensures that assets are maintained in optimal condition, reducing the likelihood of unexpected failures.

The Drawbacks of Reactive Maintenance

Reactive Maintenance, on the other hand, involves addressing problems only when they arise. While this approach may seem cost-effective in the short term, it often leads to increased downtime, higher repair costs, and significant disruption to operations.

Costs and Disruptions in Different Settings

Hotels – Costs: In the hospitality industry, equipment failures can lead to substantial financial losses. For example, a malfunctioning HVAC system during peak season can drive guests away, resulting in lost revenue and potential damage to the hotel’s reputation. The cost of emergency repairs is typically higher due to the urgency and the need for specialised parts and labour. Disruptions: Hotels thrive on providing a seamless guest experience. Reactive maintenance can lead to significant disruptions, such as out-of-order rooms, compromised amenities, and a decline in guest satisfaction. Planned Preventive Maintenance, however, ensures that all systems are regularly checked and maintained, minimising the risk of unexpected breakdowns and ensuring a smooth operation.

Schools – Costs: Schools operate on tight budgets, and unexpected maintenance issues can cause a strain on financial resources. Reactive maintenance can lead to high repair costs, especially if problems escalate due to delayed attention. For example, a minor leak left unchecked can cause extensive water damage, necessitating costly repairs. Disruptions: Maintenance issues in schools can disrupt the learning environment, leading to cancelled classes or the need for temporary relocation of students. PPM ensures that potential problems are identified and addressed during scheduled maintenance periods, minimising disruptions to the academic schedule and maintaining a safe and conducive learning environment.

Healthcare Settings – Costs: In healthcare settings, the stakes are incredibly high. Equipment failures can not only be costly but also life-threatening. Reactive maintenance can lead to exorbitant repair costs and the need for immediate, often expensive, solutions. PPM, by contrast, helps keep critical medical equipment and infrastructure in optimal condition, reducing the likelihood of costly emergencies. Disruptions: The impact of maintenance issues in healthcare facilities can be profound. Reactive maintenance can lead to the temporary closure of treatment rooms or wards, delayed procedures, and compromised patient care. With PPM, regular inspections and maintenance ensure that all systems and equipment are functioning correctly, thus reducing the risk of unexpected failures and ensuring continuity of care.

The Comprehensive Benefits of PPM

Cost Savings – While PPM may require an initial investment in terms of time and resources, it results in significant long-term savings. Regular maintenance helps identify and resolve issues before they escalate, reducing the need for expensive emergency repairs. Additionally, well-maintained equipment tends to have a longer lifespan, further reducing costs associated with replacements.

Minimising Disruptions – PPM allows for maintenance tasks to be scheduled at convenient times, minimising disruption to operations. This is particularly important in settings like hotels, schools, and healthcare facilities where continuity is crucial. By planning maintenance activities, facilities can ensure that they do not interfere with critical operations or services.

Enhancing Safety and Compliance – Regular maintenance ensures that all systems and equipment meet safety standards and comply with relevant regulations. This is particularly important in healthcare settings where equipment failure can have life-threatening consequences. PPM helps maintain a safe environment for guests, students, staff, and patients alike.

Improving Efficiency and Performance – Well-maintained equipment operates more efficiently, leading to energy savings and improved performance. For hotels, this can mean better guest comfort and satisfaction. In schools, it can create a more conducive learning environment, and in healthcare settings, it ensures that critical medical equipment is always ready for use.

For facilities managers in hotels, schools, and healthcare settings, the benefits of Planned Preventive Maintenance are clear. By investing in a proactive maintenance strategy, facilities can reduce costs, minimise disruptions, enhance safety, and improve overall efficiency. While Reactive Maintenance may seem like a viable short-term solution, the long-term benefits of PPM make it the superior choice for maintaining the smooth operation and integrity of any facility. At BSE|FM, we always promote the benefits of preventive maintenance, a view that is shared by our portfolio of clients who have appointed us as their trusted maintenance contractor.

Whatever your electrical needs are, BSE|FM are here to help!

Our electrician was onsite to complete the Electrical Inspection Condition Report (EICR). This important document ensures electrical systems comply with BS7671 18th edition 2018 (including amendments). It will highlight if the electrical circuits are in a good condition and safe to use; whether or not there is a risk of electric shock; if any installed electrical work is defective; recommendations for the earthing within the building; the consumer unit will be inspected for its condition and is valid for 5 years.

The frequency of commercial electrical systems and installations is at least once every five years, some higher-risk environments will require more frequent testing including:

Spa hotels & leisure centres – 3 years

Hospitals or clinics – 1 year

Domestic systems are slightly different. Changes to the Law for occupied rental properties were introduced by the government this year. All new tenancy agreements from July 2020 are required to have an EICR carried out prior to any occupancy.

Where an existing certificate is already in place for long-term tenancies the law comes into force in April 2021. The EICR document will only require renewal either after the property is vacated or if the same tenant still occupies the property another inspection will need to be completed prior to the expiration date.

Where an existing certificate isn’t in place this will need to be rectified prior to April 2021.

It is recommended that for a domestic homeowner/occupier property the electrical systems are tested and inspected every 10 years. As a vendor you may be required at the point of sale to demonstrate the safety of your electrical installation, therefore it will be our recommendation to have the property inspected in line with the guidance BS7671 guidance 3.

Check your systems now rather than suffer faults later.

Call us on +44 1444 390 593 for a free quotation – All electrical work shall be carried out by a certified electrician – BSE|FM are National Inspection Council for Electrical Installation Contracting (NICEIC) domestic and commercial approved contractors.
